  1. Best-case scenario: The new owner would want to keep building as an investment property and covers all capital improvements.
  2. Second scenario: Owner initiates Capital Improvement Pass-Through of 10 percent over the next decade.
  3. Worst-case scenario: The new owner attempts a negotiated buy-out or evicts tenants via the Ellis Act, converting the building to Tenancies In Common (TIC) condos and removing the building from the rental market.

In the Sorto family鈥檚 own words:
鈥淲e have lived in our apartment for over 27 years, but know of many Mission residents like us who have had to move from San Francisco once their buildings were sold. That鈥檚 why we feared the same would happen to us. Although we have done everything to stay in this country, such as becoming citizens eight years ago, our only option would be to return to our home country, where things are very dangerous and unsafe right now.

We were not looking forward to moving to a new, unfamiliar neighborhood through the BMR program, but it was better than having to leave the city we love.
