The hardships induced by the COVID-19 pandemic inspired an immigrant mother to take the leap into entrepreneurship in order to provide for her family.

“I had to be my own boss, I clung to the idea of 鈥嬧媜pening my own business,” explains Nayeli Bustamante, proprietor of Flor de Oaxaca, a business specializing in products from Oaxaca, situated in the Excelsior neighborhood.

Nayeli established Flor de Oaxaca in 2023 following years of employment in restaurants and retail. The job and economic insecurity exacerbated by the pandemic were decisive factors in bringing to life a vision she had been nurturing for over 10 years and for which she had been preparing.

“I started looking for guidance to start the process, like how to make a business plan, obtain operating permits,” says Nayeli. “You can have experience as an employee, but it’s very different to be an owner and manage a business.”

During her quest, Nayeli reached out to the Business Development team at Fondo Adelante, 新加坡六合彩图库’s CDFI. She enrolled in courses on how to start a business and digital tools to enhance management and marketing. Moreover, Nayeli received comprehensive technical assistance to facilitate the establishment of Flor de Oaxaca.

“Fondo Adelante prepared me to be a business owner, to go step by step, to structure it from the bottom up,” says Nayeli.

The final hurdle for Nayeli was to secure additional capital to launch her business. Unfortunately, prior to partnering with Fondo Adelante, Nayeli, like many Latinos, fell victim to predatory lending practices. However, through Fondo Adelante, Nayeli was able to refinance her loan and access operating capital for her business. This significantly reduced her monthly obligations.

The pivotal support for Nayeli came through the Racial Equity Lens (REL) Fund, a loan program established by Fondo Adelante and other organizations specifically to assist minority entrepreneurs. REL borrowers are 100% low income, 84% are Latino, 34% are ITIN holders, 60% are women and 79% reside in San Francisco.

With REL, Nayeli obtained a financing option that was accessible and offered an interest rate aligned with her business plan. Importantly, it also shielded her from further exposure to predatory lending practices.

“I looked for different options, but with Fondo Adelante it was very accessible. Once the requirements are met, it’s a simple process, in addition to receiving crucial assistance in Spanish,” says Nayeli.

In late April, Nayeli will commemorate the first anniversary of Flor de Oaxaca with a community party, expressing gratitude for the support received and aiming to continue promoting Oaxacan traditions in San Francisco through her business.

The STO administers multiple savings programs and collaborates with other state agencies to help narrow the generational disparities in wealth that continue to burden many households throughout California.

According to the , incomes have grown 63 percent at the top, but only seven percent at the bottom since 1980. Low incomes coincide with persistent poverty. In 2023, five million Californians were unable to meet their basic needs, according to PPIC and Stanford research () that accounts for cost of living and safety net benefits. 

The reports that 16-percent of children in California 鈥 1.363 million — live in families with incomes below the federal poverty level. A family of four with annual earnings below $29,678 is considered poor. The average white family has five times the wealth of the average Hispanic family, according to the 鈥檚 analysis of the Federal Reserve鈥檚 2019 Survey of Consumer Finances: White families have a median wealth of $188,200, compared to Hispanic families鈥 median wealth of $36,100. 

The following programs provide a means for families earning a low income to save money, thus creating economic mobility and future opportunities. 

  • : California鈥檚 college savings plan offers investment options, tax-deferred growth, and tax-free withdrawals on funds used for qualified higher education expenses. ScholarShare 529 offers a savings estimator, college planning calculator, and webinars. 
  • CalABLE: Enables people to save for disability-related expenses while protecting their eligibility for means-tested public benefits programs. Cal ABLE鈥檚 offers 5-minute modules in nine subject areas that walk you through many aspects of financial wellness. 
  • : Helps children save for college or career training after high school. Children born in California starting on July 1, 2022 and eligible low-income public school students are awarded a CalKIDS college savings account with an initial deposit in it. Resources include savings calculators and estimators, and tools to help you plan. 
  • CalSavers: California鈥檚 retirement savings program for workers to save for their future. guides can help you set goals and make the most of your money. 
  • California Housing Finance Agency: CalHFA鈥檚 outline the steps toward buying a home, including the program, which offers down payment assistance for first-time homebuyers. 
  • (coming soon) will provide a trust account to an eligible child who lost their parents or guardian to COVID-19 during the public health emergency, as well as children who have been in the foster system for over 18 months. By providing resources to children facing economic hardship, this program aims to narrow the wealth gap and advance social and economic well-being.  

Finally, a friendly reminder about the 2024 tax season: Many tax filers are eligible for cash-back tax credits that can increase your refund. That鈥檚 money you can use for rent, tuition, utilities, groceries, and other important expenses. Low-income workers, including ITIN holders, may be eligible to claim the following tax credits:

  • (up to $3,529 cash back)
  • (up to $7,430 cash back)
  • (up to $1,117 cash back)
  • (up to $1,117 cash back)

As we begin March鈥檚 Financial Wellness Month, a topic near and dear to our hearts here at the 新加坡六合彩图库 (新加坡六合彩图库), we reflect on the strengths of our Latino community, the barriers we face, and the opportunities to build our financial stability here in San Francisco and across the nation.

While financial wellness, financial literacy and financial capability might not be the most intuitive or attractive phrases, what they mean for the Latino community is deeply rooted in our culture.

When I was a child I asked my immigrant mother why our family moved to the United States – and specifically Bay Area – from Guatemala and Mexico. She replied with a simple yet powerful answer: 鈥淧ara sacarlos adelante,鈥 translated in English to, 鈥渢o get you all ahead.鈥

This selfless and sacrificial sentiment is shared by millions of mothers just like mine across California and the United States. The desire for their children to have a better future where there are opportunities and options is the main driver for mothers and families to take on dangerous migration, backbreaking work, and a plethora of challenges our communities face here.

Every year we help over 4,000 community members file their taxes, 30 individuals buy homes, and support clients in making 3,000 positive financial improvements. However, it鈥檚 so much more than building for one or two assets, it鈥檚 about establishing generational wealth

At 新加坡六合彩图库, we are not educating and supporting our clients on debt reduction, budgeting, or credit management for the sake of having metrics to showcase, but for the opportunities that these allow. Financial literacy is key to saving for many opportunities such as: school and college so our children can get good jobs, to open up a business so that we can make our dreams of being business owners come true and so that we can pass something on to our children, and to have a stable home to raise our families. Being able to understand the U.S. financial system and gain control over one’s finances unlocks so many opportunities that our families and parents came here for. Our community and families are some of the hardest workers and understanding how to leverage one’s resources to gain new assets is paramount for Latino prosperity here in San Francisco and the US.

Now one might say that these are lofty goals for an organization serving low and moderate-income Latino communities, but it鈥檚 the type of goal that our community needs. It鈥檚 the conversation that our community deserves – and that鈥檚 the audacity that 新加坡六合彩图库 brings.

Yes, this is more than 新加坡六合彩图库 does or might do, but it鈥檚 not a single organization’s responsibility, if we want a community that is building wealth, place, and power; we must push the envelope of the conversation.

This will focus on moving our community into these next phases of wealth building while focusing on the immediate needs of all of our community. Persevering through life’s challenges while nurturing aspirations for a prosperous future, a Mission technology expert found a renewed perspective on his professional journey.

Mission-born Jhovani Manzanares is a computer enthusiast who currently instructs and connects other community members seeking to transition into a career in IT support through Mission Techies IT, a free training program coordinated by 新加坡六合彩图库’s Workforce Development team.

“I think I’ve been interested in technology and computers for as long as I can remember,” says Jhovani. “I made my first website when I was 10 years old; I’ve had a passion for dismantling things and putting them back together.”

Self-taught for most of his career, 38-year-old Jhovani emerged as an entrepreneur in the Mission district in the past decade, providing IT services and creating websites for small businesses. He did this with dedication and growth until the COVID-19 pandemic struck. His business, like many others in our community, was affected by the closures ordered to protect the population. In that same year, 2020, Jhovani underwent a double transplant, which placed him in the high-risk population. Consequently, visiting clients became impossible for him for nearly two years.

These setbacks never dampened his ingenuity or desire to move forward. As normalcy returned to San Francisco, Jhovani and his family resumed their dreams, including the acquisition of their first home. This was how Jhovani got in touch with 新加坡六合彩图库.

“We simply wanted to learn about the home buying process and the options available to us,” says Jhovani. “I saw the Techies flyer when I came to the workshop and registered that same night. I had experience, but I knew that a Google certification would put me in a better position to offer my services.”

Jhovani remarked that the course infused him with renewed confidence and enthusiasm, reinforcing his commitment to advancing in the IT field.

Expanding the IT Field for the Community

Motivated and in good health, Jhovani expanded his resume by joining Mission Techies as an instructor in 2023, contributing yet another success story to the program.

“This is the first time I’m teaching adults; previously, I had done it with children at the and school activities for my daughter,” says Jhovani.

His vision in Mission Techies IT focuses on teamwork. “I like students to work in pairs, to get to know each other, to have conversations because that’s how it is in IT, always talking with clients. This training is the first network for students; it starts from day one.”

Mission Techies IT has certain requirements to participate, such as an intermediate level of English and a high school diploma, but Jhovani makes it clear that the doors are open to anyone who wants to enter the IT field.

“We have diverse groups throughout the year, with people who have never even opened a computer, but with other skills, and now they are taking their first steps in this career,” concludes Jhovani.

On March 5th, Californians have an important opportunity to participate in democracy: voting in the presidential primary elections. This is your chance to have a voice in shaping the future for your family and community.

The deadline to register is February 20th.

You can register online, by mail, or in person.

To register and vote in California, you need to meet these requirements:

  • Be a U.S. citizen.
  • Be a resident of California.
  • Be at least 18 years old by Election Day.
  • Not be in prison for a felony conviction.
  • Not be declared mentally incompetent by a court

To register, visit or pick up a registration form from libraries or local government offices. If you鈥檙e unable to sign the form, you can make a mark and have a witness sign it, or use a signature stamp.

Missed the February 20th deadline? You can register in person at the San Francisco City Hall Voting Center or another designated voting site in the state of California.

Registering or voting for the first time? When you register to vote, you will be asked to provide your driver license number, California identification number, or the last four digits of your Social Security number.
Examples of acceptable forms of personal identification to bring while registering are as follows: a copy of a recent utility bill, the county Voter Information Guide you received from your county elections office or another document sent to you by a government agency, or a copy of your passport, driver license, California identification card, or student identification card. 2024 is a big year for Community Real Estate (CRE) program at 新加坡六合彩图库.

Ten years ago we set out with the audacious goal of countering the displacement of Latinx families from San Francisco’s Mission District with a POC- led team. This year, we celebrate our first decade of work within an organization that just celebrated its 50th.

Our ten-year milestone happens to also be the Year of the Wood Dragon in Chinese tradition – one my family recognizes and celebrates. The Dragon holds a significant place as an auspicious and extraordinary creature, and wood dragons dream of changing the world. With that at the top of my mind, we have two priorities for this auspicious year:

  • Nurturing a second generation of POC leadership within the Community Real Estate team
  • Securing sustainable funding to scale affordable housing for the next ten years through ballot propositions

We want to harness the energy of this year for particularly exciting projects in the pipeline. Our two priorities ensure that we can start construction on our first educator housing homeownership project (Casa Adelante – 2205 Mission), purchase our first large apartment building portfolio of 110 homes and small businesses, and continue the pre-development of at least 700 units at three sites (Casa Adelante – 1515 South Van Ness, Potrero Yard, and 1979 Mission – Marvel in the Mission) while continuing to develop a team of career-long affordable housing professionals.

Each of these projects leads the field of affordable housing and community development which secure permanent and life-long homes for our Mission residents.

Building the Second Generation of POC Leadership

From our very start, the Community Real Estate team has been primarily led by people of color who have lived experiences that reflect the families we are housing. 新加坡六合彩图库鈥檚 CRE staff has not always come from elite schools with graduate degrees. As we have grown, we have supported staff as they navigate the affordable housing field and develop their experience and knowledge base of complex financing and regulations. To train the next generation of leaders is in the spirit of 新加坡六合彩图库鈥檚 values. Staff who have moved on from CRE have been able to grow within the field with peer nonprofits, government offices, community funders, and consultants.

Our CRE team is committed to developing our staff to be successful with long-term, sustainable careers in affordable housing to counter the industry average of limited 3-5-year tenures. Their longevity and lived experiences enrich not only the field of affordable housing professionals but also the effectiveness of securing permanent affordable housing for generations. We are looking at their professional growth through the lens of their personal ambitions – career, family, and personal well-being to achieve those goals for the long haul.

Beyond 新加坡六合彩图库鈥檚 Community Real Estate team, we are growing the capacity of our peer community-based partners, YCD, Tabernacle, SFHDC, Self Help for the Elderly with a community-led and place-focused approach to affordable housing in the neighborhoods they started in – Hunter鈥檚 Point-Bayview, the Westside. We have partnered on new construction and/or preservation projects in multiple projects so that we can truly exchange learnings and support the changes in the organizations and teams as they expand their pipeline and portfolio.

Funding Landscape

2024 is also a significant year for local, regional and state funding for affordable housing goals over the next decade. 2024 is an election year and while most voters may be focused on our presidential elections, voters will also get to address affordable housing funding ballot measures in the March primaries and November elections. Over the past couple of years, the narrative of affordable housing as an othering issue has shifted into a universal issue of housing as a fundamental human right. 新加坡六合彩图库 will be outreaching to our families, allies and neighbors to get out the vote and encourage them to vote with 新加坡六合彩图库 through ballot guides.

San Francisco was one of the first cities in the state to complete the Housing Element plan for the ambitious goal of 42,000 affordable housing units by 2030. To reach this goal will take substantial taxpayer dollars to address the disparities in housing costs locally, regionally and statewide.

Affordable housing advocates worked with City leaders to place Proposition A on the March 5th elections – $300 million in local bonds for funding the existing, robust pipeline of affordable housing, and does not raise taxes. San Francisco has relied on local funding bonds over the last ten years to preserve and build affordable housing units in the City. Our Potrero Yard and 1979 Mission – Marvel in the Mission projects will rely on funding from Prop A to jumpstart the multiple phases of development. In the last decade, previous bonds financed the 1000s of apartments we were able to build in the Mission District, like Casa Adelante – 1296 Shotwell, Casa Adelante – 2060 Folsom, Casa Adelante – 2828 16th Street, and Casa Adelante – 681 Florida as well as preserve 33 small sites.

In the November 5th elections, voters will get an opportunity to fund more affordable housing beyond the existing pipeline in San Francisco, with a $10-20 billion regional housing bond and a possible state bond.

As we enter this new year, we also look forward to the Mayor鈥檚 Office of Housing and Community Development鈥檚 new leadership with Daniel Adams as Director of San Francisco鈥檚 largest agency responsible for housing and community development. We continue to encourage MOHCD to act expansively and collaboratively with the nonprofit developer community. We know our accelerated growth in the last decade came from City leaders believing in community capacity and funders looking to local organizations like 新加坡六合彩图库 for thought partnership and collaboration in tackling our most pressing challenges to growing San Francisco with a racially equitable approach.

It鈥檚 been an honor to build 新加坡六合彩图库鈥檚 Community Real Estate program in the last ten years as a foundation for our next decade of work towards reversing displacement of the families who make the Mission District, the Mission, and making this a national movement.

I continue to be inspired by the determination of my Mission District neighbors and partners in my role as Chief Community Real Estate Officer, and as I dive deeper I will continue to advocate with them for a more just and healthy ecosystem of affordable housing for all our families.

On a personal note: My daughter also turns 10 this year. Seeing her grow alongside this amazing team and the work at 新加坡六合彩图库 has given me so much insight on myself, and also on life.

Our next generation is the reason why we work so hard for what we do – through her I am reminded of that daily.

A poetry night in the early ’90s served as the gateway to San Francisco’s cultural scene for one of its most influential advocates: Juan de Dios Soto, director of Tradici贸n Peruana Cultural Center.

“I’ll never forget that night; the microphone was left open, and I recited about four poems because the audience liked it. That’s how I started in the art and culture of the city,” recalls Soto as he sips yerba mate in the cultural center’s caf茅. The arts space opened its doors to the public last November on 23rd Street between Bryant and York.

A multiskilled artist, Soto has prominently featured Afro-Peruvian dance and music in the city’s Latin artistic offerings, with the as a symbol of the tradition.

“People know us [Tradici贸n Peruana] for dance and music, but our focus covers all arts,” says Soto. “I am a painter and sculptor; that is my medium. I’ve been involved in music since childhood, and it’s a lifestyle for me. In Tradici贸n Peruana, we see music as an oasis of healing for the mind, body, and spirit.”

Soto grew up in a large family of 10 siblings within the Afro-Peruvian community of the South American country. He arrived in San Francisco in 1990 in search of new opportunities due to a complex period in Peru, both politically and economically. Before dedicating himself to art, his passion, he underwent the adaptation experience common to immigrants.

“I was a gardener, painted houses, worked in restaurants, until little by little, I entered the arts,” says Soto, who chose San Francisco inspired by the legacy of Black leaders like Angela Davis and the Black Panthers. “As an Afro-Peruvian, it was important for me to feel safe; I didn’t want to face discrimination.”

Soto and the other members of Tradici贸n Peruana are regular participants in major cultural events in the city, such as , as well as in auditoriums. Additionally, Soto has been an educator in the city’s schools, serving as a bridge between the Black and Latino communities.

“I’ve seen how African American students become interested in Afro-Peruvian music,” says Soto. “Artists I met in schools are part of our group today, and their children participate in our programs. There is a connection through music.”

The opening of the Cultural Center in November is the realization of a long-standing dream and the result of a collective effort. There, he works alongside his sister Lydia Soto, the organization’s co-director and choreographer, and other artists he has met over the years. Beyond dance and music instruction, they diversify their curriculum to encompass visual arts, capoeira, and even yoga. Furthermore, the doors have been opened to community fairs, and the Center features space for an art gallery.

“Our goal is not to seek artists or stars; it is to nurture artists and leaders,” says Soto. “We have come this far with creativity, and because people believe in us, we do what we are passionate about.”

Beyond community building and fostering awareness, our tours illuminate partnership opportunities, from beautification initiatives to bolstering business corridors and preserving housing along Mission Street. Yet, they offer much more. Amidst Plaza Adelante’s warmth, on a daily basis, I witness families celebrating newfound homes, entrepreneurs flourishing with mini-grants, students embarking on educational journeys, and resilient women pursuing career aspirations. Our partners gain firsthand insights into their influence on our community, experiencing an immersive learning encounter.

To kick off the holiday weekend California鈥檚 First Family visited the affordable housing building, Casa Adelante – 2060 Folsom for a holiday themed volunteering and crafting event hosted by 新加坡六合彩图库 (新加坡六合彩图库).

Saturday, December 23rd, over 40 新加坡六合彩图库 building residents and clients filled the building鈥檚 community room while enjoying holiday card decorating, bracelet making and comic book coloring with the First Family. They then collectively filled Care Book Bags with hundreds of free books and community resources that were gifted to other building residents for the holidays.

The First Partner stayed for an immersive tour of Casa Adelante – 2060 Folsom鈥檚 Good Samaritan Early Childhood Education classrooms with the executive staff and community partners to learn about how the many programs benefit children and families holistically.
